Nyumba254 is an online property listing platform that connects property owners and agents directly with buyers and renters across Kenya. We don't act as an agent or broker — we simply give sellers a place to list, and buyers a place to search, so both sides can deal directly with each other without commission.
We cover all 47 counties in Kenya, with the deepest coverage in Kisumu, Nairobi, and Mombasa. Other counties are growing steadily as more sellers join. You can browse coverage county by county on the homepage or filter directly on the listings page.
Yes, completely free. Browsing listings, searching, saving favourites, and messaging sellers costs nothing for buyers or renters, and always will. Only sellers pay a listing fee to post a property.
No — you can browse and search every listing without signing up. You only need an account to post a listing as a seller. As a buyer, you can send an enquiry to a seller by simply filling in your name and phone number on the listing page — no account required.
Use the search bar on the homepage or the full listings page. You can filter by county and area, rental frequency or one-time sale, category (Apartment, House, Boarding House, Airbnb, or Shops & offices), price range, and other details specific to each category — or just type a keyword, area name, or price into the search box.
Open any listing and you'll find three ways to reach the seller directly: call, WhatsApp, or send a message through the site. Sellers reply to messages from their dashboard, and you can keep the whole conversation in one place by revisiting the listing page.
That's entirely between you and the seller. Nyumba254 shows the asking price the seller listed, but negotiation happens directly in your conversation — we're not involved in setting or agreeing final prices.
Every listing is reviewed by our team before it goes live, but no review process can catch everything. Before committing to anything, always:
- View the property in person
- Verify the seller's identity and ownership documents
- Never send money before you've seen the property
If something feels off, use the Report scam or suspicious listing button on the listing page.
Yes — tap the heart icon on any listing card to save it. Your saved listings are kept on your device and are visible on the Saved page anytime, even without an account.
No. Nyumba254 is an open property platform. We don't arrange viewings, negotiate on your behalf, or handle money between you and a lister. Agents and companies may show a viewing fee on a listing; it is paid directly to the person conducting the viewing, not to Nyumba254. Review the Viewing Fee Policy before arranging a paid viewing.
Yes. On listings for sale, open Estimate monthly mortgage payment under the price details and enter a deposit, interest rate and term. It is an illustration only. Your lender sets the real rate and terms.
Create a free account, then tap List your property. The form takes you through a few quick steps — property type, details, photos, then contact info and review. Once submitted, your listing is reviewed and usually approved within a couple of hours.
You'll need a clear title and description, the price, bedrooms and bathrooms, county and area, your contact phone number, and at least one genuine photo of the actual property (up to 10). Listings with real photos get far more enquiries than those without.
Most listings are reviewed within a couple of hours of submission. If a listing takes longer or gets rejected, check your seller dashboard for the status and any admin notes — rejections are usually about missing photos or an unclear price and can be fixed and resubmitted quickly.
Yes. From your seller dashboard, open My Listings and use the edit icon on any active or paused listing to update the price, description, photos, or details. Editing is temporarily locked while a listing is still pending admin review, to avoid conflicting changes mid-review.
On an active listing in your dashboard, tap the checkmark icon to mark it sold or occupied. This immediately hides it from public search while keeping your messages and history intact, so you can reactivate it later if a deal falls through.
Yes — there's no limit on the number of listings one account can have. Each listing is priced and reviewed individually, and they all appear together on your dashboard.
A Lister Page is one shareable link that shows all your active listings, your public profile details and quick answers to common questions. Listers use it to keep their property details in one place and share it on WhatsApp, social media or print. Availability depends on your plan and on what is enabled on the platform.
Where viewing availability is switched on, you set the days and times you are free and people can request a slot. You confirm or decline each request. Any viewing fee is agreed and paid directly to you, never through Nyumba254.
You choose: public, unlisted (only people with the link) or hidden. Your phone number and email are never shown in link previews. We record basic visit and click counts to show you where enquiries come from, and delete detailed events after 90 days. See the Privacy Policy.
Your first listing is free for a trial period — no payment needed to post it. After that, sale and rental listings (Apartments, Houses, Boarding Houses, and Shops & Offices) are billed as a small percentage of your price, calculated automatically and shown as an estimate before you submit — you're only charged once your listing is approved, never upfront.
Multi-unit properties — like an apartment block with several doors, or a boarding house with several room types — add a small fee per extra unit type, shown alongside your fee estimate before you submit. Airbnb / holiday rental listings run on a separate monthly plan instead of a one-time fee, since they need to stay bookable.
Via M-Pesa only. Once your listing is approved, an STK push is sent straight to your phone — enter your M-Pesa PIN to confirm, and your listing is updated automatically once payment is detected. We never see or store your M-Pesa PIN.
Yes — your very first listing on Nyumba254, in any category, is free for a trial period. It's applied automatically the first time you post, with no M-Pesa or card needed.
No. Nyumba254 takes no percentage or commission on the sale price or rent amount. Agents and companies may optionally display a viewing fee up to KES 5,000; this is agreed and paid directly to the lister, not collected by Nyumba254.
If your listing is rejected during review, you're never charged for it. Once a listing has been approved and paid for, listing fees are non-refundable. Full details are in our Terms of Service.
Tap Sign in and choose to create a free account with your name, email, phone number, and a password. You'll need to confirm your email before your account is fully active — check your inbox for the confirmation link.
On the sign-in page, use the "Forgot password" link and enter your email. You'll receive a reset link by email — it's valid for a limited time, so use it promptly to set a new password.
Go to your dashboard → profile → Danger zone, or email us directly. Deleting your account removes your listings, messages, and profile permanently — this can't be undone, so make sure it's what you want first.
We never sell your personal data, and only share what's necessary to run the platform — for example, your phone number becomes visible to buyers only once you post a listing. Full details are in our Privacy Policy.
Open the listing and tap Report scam or suspicious listing in the contact panel. Tell us what's wrong — our team reviews every report, and confirmed scam or impostor accounts are suspended immediately.
Always view the property in person and verify the seller's ownership documents before sending any money. Nyumba254 is not a party to your transaction and cannot recover funds sent directly to a fraudulent seller — treat any request for payment before viewing as a red flag.
Every listing goes through a manual review before it's published, and we act quickly on reports. That said, we don't verify property ownership documents for every seller before listing — this is exactly why viewing in person and checking documents yourself remains essential before you commit to anything.
