Your first listing is free for a trial period — after that, the fee is calculated automatically from your price and shown before you submit, and paid via M-Pesa STK Push only once your listing is approved.

Your listing stays active until you mark it sold, occupied, or remove it yourself from your dashboard — there's no fixed expiry to track. If we ever need to change that, we'll always let you know in advance.

Payment confirmation usually takes 1–3 minutes. If your listing hasn't gone live after 10 minutes, send us a WhatsApp message with your M-Pesa transaction code and we'll activate it manually right away.

Yes — log in to your seller dashboard and click "Edit" next to any listing. You can update the title, description, price, photos, and contact details at any time without paying again.

We're fully live in Kisumu (our home base), Nairobi, and Mombasa, covering dozens of neighborhoods in each. We also list all 47 counties on the site, and are actively rolling out fuller coverage county by county — if your area isn't showing many listings yet, tell us and we'll prioritize it.

Nyumba254 charges no commission on a sale or rental deal. Listing and plan fees are shown before you pay. Agents and companies may set a viewing fee, which is shown on the listing and paid directly to the lister, not Nyumba254.

Yes — each listing is priced individually, and you can list residential apartments as well as shops and offices. If you're a landlord or agent with many units, contact us and we'll advise on the best way to list them.

You can browse and list properties in any of Kenya's 47 counties on Nyumba254. Coverage is deepest in our three tier-1 counties for now, but sellers everywhere else are welcome to post — use the county selector on this form or on the homepage to tell us where your property is.

Open any listing and use the contact options to call, WhatsApp, or message the lister. Each listing shows who listed it and any viewing fee before you make contact. Listers see and reply to messages from their dashboard.

Your contact details are only shared with buyers or sellers you choose to interact with. We never sell your data. See our Privacy Policy for the full details on how we handle information.

Listing fees are paid via M-Pesa STK Push at checkout, once your listing is approved. If M-Pesa isn't available to you, message us on WhatsApp and we'll arrange an alternative.

Nyumba254 is open to owners, caretakers, agents, and companies. We do not charge commission on a sale or rental agreement. Any viewing fee disclosed by an agent or company is agreed directly with the viewer and is not collected by Nyumba254. We also focus on giving smaller towns and counties the same visibility that's usually reserved for Nairobi-only platforms.
